Das Transferprojekt transMNG – Property Management hat das Ziel, ein strategisches Konzept für das Quartiersmanagement zu entwickeln. Damit wird der Grundstein für ein lebendiges Stadtquartier gelegt, das Wissenschaft, Wirtschaft, Wohnen und Wohlbefinden vereint. Mit diesem Projekt sollen nachhaltige Dienstleistungen geschaffen und zukunftsweisende Impulse für die Quartiersentwicklung gesetzt werden.

Das Vorhaben ist ein zentraler Bestandteil des T!Raum-Verbundes transPORT – Transferhafen Magdeburg am Forschungscampus STIMULATE. Ziel ist es, eine sich selbst tragende Service-Einheit zu etablieren, die nicht nur Facility Management und nachhaltiges Quartiersmanagement auf der Basis des 4W-Prinzips (Wissenschaft, Wirtschaft, Wohnen, Wohlbefinden) bietet, sondern auch werthaltige fachbezogene Dienstleistungen erbringt.

Ein Schwerpunkt des Projekts ist die geplante Integration eines Digitalen Zwillings. Dabei handelt es sich um ein virtuelles Abbild von realen Objekten, Prozessen oder Systemen, das in Echtzeit Daten sammelt und analysiert. Dieses digitale Modell wird genutzt, um Abläufe zu simulieren, zu verbessern und Entscheidungen zu optimieren. Im Projekt soll der Digitale Zwilling eingesetzt werden, um digitale Kommunikations- und Marketingprozesse effizienter zu gestalten und dadurch innovative Ansätze für die Vermarktung und Vernetzung zu entwickeln.

In den nächsten drei Jahren konzentriert sich transMNG auf die Entwicklung eines strategischen Konzepts, die Definition konkreter Dienstleistungen und die Einführung eines Quartiersmanagementsystems für den Wissenschaftshafen Magdeburg. Langfristig sollen die Ergebnisse des Projekts in eine eigenständige Betriebsgesellschaft überführt werden, die auch Dienstleistungen für andere Standorte und Branchen anbieten kann. Dadurch wird nicht nur die Innovationskraft der Region Magdeburg gestärkt, sondern auch eine Grundlage für überregionalen Wissenstransfer geschaffen. „Mit transMNG möchten wir nicht nur ein Quartier gestalten, sondern eine Blaupause für zukunftsweisende urbane Entwicklungen liefern, die Wissenschaft, Wirtschaft und Lebensqualität miteinander verbindet,“ betont Dr.-Ing. Schünemann.

Das Projekt transMNG hat das Potenzial, über den T!Raum-Verbund hinaus nachhaltige Entwicklungen anzustoßen, das als Blaupause für andere Standorte dient. transMNG ist eines von zunächst zehn Teilprojekten der Gesamtinitiative transPORT – Transferhafen Magdeburg, gefördert durch das Bundesministerium für Bildung und Forschung in der Programmlinie T!Raum – Transferräume für die Zukunft von Regionen.

The transfer project transMNG - Property Management aims to develop a strategic concept for neighbourhood management. This will lay the foundation for a vibrant urban neighbourhood that combines science, business, living and well-being. This project aims to create sustainable services and provide forward-looking impetus for neighbourhood development.

The project is a central component of the T!Raum network transPORT - Transferhafen Magdeburg at the Research Campus STIMULATE. The aim is to establish a self-sustaining service unit that not only offers facility management and sustainable neighbourhood management based on the 4W principle (science, economy, living, well-being), but also provides valuable specialist services.

One focus of the project is the planned integration of a digital twin. This is a virtual image of real objects, processes or systems that collects and analyses data in real time. This digital model is used to simulate and improve processes and optimise decisions. In the project, the digital twin is to be used to make digital communication and marketing processes more efficient and thereby develop innovative approaches for marketing and networking.

Over the next three years, transMNG will focus on developing a strategic concept, defining specific services and introducing a neighbourhood management system for Magdeburg's Port of Science. In the long term, the results of the project are to be transferred into an independent operating company that can also offer services for other locations and sectors. This will not only strengthen the innovative power of the Magdeburg region, but also create a basis for supra-regional knowledge transfer. ‘With transMNG, we not only want to design a neighbourhood, but also provide a blueprint for future-oriented urban developments that combine science, business and quality of life,’ emphasises Dr-Ing Schünemann.

The transMNG project has the potential to initiate sustainable developments beyond the T!Raum network, serving as a blueprint for other locations. transMNG is one of initially ten sub-projects of the overall initiative transPORT - Transferhafen Magdeburg, funded by the Federal Ministry of Education and Research in the programme line T!Raum - Transfer Spaces for the Future of Regions.
